Over the years Windermere had carried out certain developments involving a joint venture partner.  This approach had normally been due to the scale of the development in question and the requirement for additional equity. 

In each case these joint venture projects reached completion whereby both parties fulfilled their objectives with the joint venture partner either exiting the project completely or purchasing the Windermere interest.

Progressing into the future, Windermere is very happy to consider further joint ventures where there is an appropriate project, like minded thinking and where the personnel from the respective organisations have a high level of compatibility.

Ministry of education office building - invercargill

Windermere is proud to be delivering a second office building for the Ministry of Education, this time in central Invercargill.

The Ministry will act as the anchor tenant of this brand new, highly specified office building. The project is currently under development with completion expected in late 2023.

Windermere is the developer and development manager of this project.

Ministry of Education Office Building - Whangarei

Windermere is proud to have delivered the purpose-built Northland headquarters for the Ministry of Education.

Construction commenced on site in mid-2019 and was completed in August 2020. The building provides 2,000m2 of premium office space, along with an onsite café and carparking.

Windermere was the developer and development manager for this project.

Van Den Brink House Office Building - Manukau

Van Den Brink House was delivered on schedule in 2008, under very challenging economic conditions during the GFC.

The 3,000m2 building is made up of ground floor retail and premium office space on the upper floors, all of which was pre-let to Westpac and Brinks Chicken. Both tenants continue to occupy the building.

Waipapa Business Park - Waipapa / Kerikeri

The Waipapa Business Park is a 2.5ha land subdivision project in the far north town of Waipapa, on the outskirts of Kerikeri. Upon completion titles will range from 3,000 to 4,000sqm and will provide a much needed supply of industrially zoned property in Waipapa.

Titles were issued in late 2022.

Windermere is the developer and development manager of this project.

McLennan Park Convenience Retail Centre - Auckland

The McLennan Park Convenience Retail Centre will serve the residents of McLennan Park, based in Takanini, one of Aucklands fastest growing suburbs.

The project is fully leased and was completed in late 2022.

Windermere was the developer and development manager for this project.

Kmart-led Retail Centre - Invercargill

Windermere delivered the Kmart led retail centre in December 2019. The new centre is anchored by a 5,300m2 Kmart, with St. Pierres, Muffin Break, Shake Shed and other retailers adding another 1,000m2 to the project.

Windermere delivered the project from conception to completion.

Bay Plaza Shopping Centre - Hastings

Windermere purchased Bay Plaza in 2010. Upon acquisition an extensive renovation project was undertaken to modernise the property and expand the retail offering, with the introduction of ten tenants new to the Hawkes Bay.

With renovations complete the Plaza is trading at record levels and is central to the retail offering in Hastings.

Pukekohe Plaza - Auckland

Pukekohe Plaza was conceived and successfully delivered by Windermere in 2010. At 23,000m2, the project is the largest development project to date in Pukekohe.

The centre is anchored by a 7,500m2 Farmers store, 3,000m2 of office pre-let to a national accountancy firm, and a multi-storey carparking building providing over 400 carparks.

Southpoint Retail Centre - MaNukau

Southpoint Manukau is a major retail hub in south Auckland, comprising an anchor tenant, specialty retail office and hospitality.

The project is anchored by a 4,300m2 supermarket, with an additional 4,000m2 of bulk retail and 25 smaller tenants split over two levels of retail and office space.

Windermere delivered the project from conception to completion.

Manukau Road Retail - Auckland

Windermere conceived and delivered this bulk retail project after securing a 3,000m2 pre-let to farm supply store RD1.

In total 5,000m2 of bulk retail was developed including a supermarket, bakery and pharmacy.

A 1,500m2 office building built to complement the retail and office offering included in the Southpoint Manukau project.

Countdown - Matamata

This property was purchased by Windermere in 2014 and continues to trade well.

The property is earmarked for future development.

A convenience retail development anchored by a Tier 1 Z fuel station in Hamilton.

The project was successfully developed by Windermere in 2015.

Oak Junction Service Station and Retail - Auckland

A convenience retail development anchored by a Tier 2 Z fuel station in Takanini, Auckland.

Delivered in conjunction with the Z station was a range of retail offerings including Burger Fuel, Tank, gastro pub Good Home and Dunkin’ Donuts.

RD1 Featherston & Hawera

Windermere developed two RD1 projects (Featherston and Hawera) in the early 2000’s.
